Here's how to get the best advice possible:

1. Go to a local tool rental store.
2. Ask them about the tools and materials you need. They WILL answer is they need your business.

Trust me, it works, i've done it countless times.
References :
Experience

Try to find a Random Orbit sander; they're better than the belt sander type. If the floors aren't stained or ruined, you can start with 80 grit paper, then 120 and end at 150. Keep in mind that the machine sanding is the easy part. It's also VERY dusty, so close off the room, wear a mask (oak dust is an irritant to your lungs) and open the windows. The detail work of hand-scraping all the corners and under the baseboard heating (if you have it) is the tough work. It's got to be done well, because the poly you put down will highlight every mistake you leave. Also, you'll need to first lay down a sealer coat, sand with a screen to flatten the raised grain, then lay on three good coats of poly (I like Bona brand) in your choice of sheen. You should sand once more after the second coat, with the screen to flatten out the finish before the final coat. You can't walk on it for a few days, no heavy furniture for a week.
References :
This is a job that is not for a DIY'er. The money you pay a pro will be worth far more than the damage you may do by doing it yourself.
